What is the procedure of buying auctioned homes after seeing an ad in paper, check liens, Titles, mortgage?

How do you check for liens and taxes, what other items should be checked? The ad says “beneficiary may elect to bid less than the total amount due”, what do they mean, and who is the beneficiary? If people are still living @ the property, how does the buyer inspects, or takes possession of the property since the ad claimes ” the sale in an ‘as is’ condition, without covenant or warranty, regarding title, possession or encumbrances to satisfy the “indebtness secured by said Deed of Trust, advances thereunder, with interest as provided, and the unpaid principal of the Note secured by said Deed of Trust with interest thereon as provided in said Note, pluse fees, charges and expenses of the Trustee and of the Trusts created by said Deed of Trust”? Looks like there are so many legal language that I like to know exactly what is involved? Also Is it O.K. to approach owners, and what should be offered? A property is auctioned for smal amount of backed association dues, what happens to Mortgag?
Any of you pros out there, anyone with experiece, anyone who actually gone through this procedure, and got properties in auction, through ads in the local newspaper? Also somebody was advising of going out there and purchase 2nd loans and get 15-17% interest on it?

All you title experts, lawyers, auction buyers can offer any idea’s how to buy auctions from newspaper ads? Any guidance on bidding on first or second mortgages?
Is beneficiary the Trustee? And why the lender does not bid again after the initial bidding?

After a power outage, my pc loops except in safe mode. How can i tell if prob is hardware or software? Thanks!

Windows keeps shutting down and booting up. My Dell warranty just ran out on April 13th. Didn’t renew cuz I hadn’t had any major probs till now.

My son came over and did minor surgery – moved the ram and blew out the dust. The pc was ok for a day or so – then started looping again.

An AOL techie was kind enough to help – [Dell charges $99 to even talk to you] and he suggested trying safe mode and a System Restore. That got me able to boot up with limited functionality.

I’m typing this in safe mode with networking – but have no video/sound or printer/digicam capability. This limits what I can do on eBay. I’m semi-retired and live on a fixed income so eBay sales are important.

Is there any way I can test my pc to see where the problem is? It will be expensive to take it to a pc doctor.

My specs are as follows: Dell Dimension 4700 (one year old), Pentium IV, 2.8 ghz, 512 ram, Windows XP Home, Verizon DSL.

Do I have to provide a home warranty on a new house?

I just want to build a small to average size house and sell it. I have built, remodeled, added on to and renovated many homes for many years. Its a real passion but for other reasons I got involved in medical. I would like to again build a house to sell. Home warranties were always a buyers option. Im noticing in all the various cities permit requirements that the builder must provide a standard warranty (cost to builder is determined by the sale price of the house). Is this a federally madated rule and would it apply to me just building one house, or have the local beauracracies gotten too big for their own good? And what about building outside city limits(county)?

What happens if your land contract holder does not sign off on the contract after I refinanced via bank?

My brother sold me my home on a land contract for 5 years then 2 years later pressured me to refinance via the bank. He had to knock off $8000 off the selling price because the amount owed was more than the bank would finance. We entered into a verbal agreement outside of the mortgage for me to pay the $8000. I had assumed that he had contacted the same financing bank who also was handling the land contract as a broker to tell them the land contract was paid but he did not and failed to tell me this. He provided a warranty deed with the mortgage sale. Would he not be required to cancel the land contract? He wants me to pay him personally but refuses to sign off on the land contract first. I told him I will pay the broker bank my payments on the $8000 unless he cancells the land contract. What are my rights?
