I have seen the “pennies for dollars” infomercial on T.V. but it sounds too good to be true. I was wondering how it works. I have been told that if you buy it, the previous owners still have 1 year to get it back (depending on the state). I need to know if it’s a good investment or not.

I live in Arkansas and I would love to buy some land for my son and I to live on- should I google it? Ask a real estate agent? Look thru the paper? Someone please help me..
Do agents charge you, or do they get their money from what you buy? In other words, even if you do not find what you need, do you still have to pay them?
I know about quit claim transfers, but can the mortgage be handled in the same way? Just transfered into a new name, or does the property have to be “sold”. ie, go thru escrow and all that or can the loan and note just be transferred?
I am going thru a forecloser due to medical circumstances, my lender has been trying to work with me, the only option I see at this point is selling on land contract using the down pmt to catch up the mortage, I have no idea how to pursue this thought. Can anyone help me? selling on land contract I was hoping would help rebuild my credit and easier to make a quick sale then the cost of realator and waiting for traditional sales market. Any ideas?
