What is the difference between a repossession and a foreclosure? (for a modular home in a park)?

The house is in a park, not on private land. It’s a big one, 2400 sq.ft. I am current with the payments, but my job is making me move 500 miles away, I won’t be able to make payments on 2 homes. Is it better that they repossess it or foreclose? It’s for sale but the market doesn’t look good, homes have been for sale there for over 4-5 yrs. Renting is out of the question, I can’t afford the insurance they charge for a rental modular, and I don’t want it destroyed by the kind of tennants it would draw.

buying a house in newyork state (first time home buyer)?

I am a first time home buyer in new york state. what are the most important things I need to know? also is now a good time to buy? the home i am looking at is assessed for 35k (assessment is current with in the last 3 years) the asking price is 59.9k is this high? I should also mention this house is in excellent condition. there are a few very minor defects. also what can i specefically ask in for in the sale contract? there is some trash i would like removed before the closing. this is stuff left from prior tennants. there is also tennants in the house now. if they do any dammage before they move out can i have it stated in the contract that its the sellers responsibility to make any repairs from the disgruntled tennants? thanks in advance for any advice.

What legal liabilities does a landlord have regarding criminal activity by tennants?

I reside in the state of Florida and a recent rental neighbor has an adult son who has broken into several homes in the area and has stolen many items from cars/garages/etc. He had been arrested for some criminal activity and is back at the house and the crime stopped while he was in jail, but has began again. The landlord has been notified on several occassions that this tennant is conducting criminal activity and could possibly be harboring stolen property within the house. Her solution is for the neighbors to move — two of which have put their homes up for sale. What recourse, if any do the neighboring victims have against the landlord??
