What is a fair offer on a home purchase?

I am in the los angeles area. I’m interested in a house that is for sale at a price of 520-550K, and the seller’s last price was 529,900. (it’s about 1060 sq ft 3 bed 2 bath and converted garage I am working without an agent and wondering what is a reasonable offer to make? 500K? 520? 525?

Are realtors worth it for a seller?

Or more specifically, are their studies or statistics that show the average sales price of homes sold with professional assitance versus the average price of homes sold by their owners is more difference than the commission the agents charge?

I’m wondering if anyone can cite any relevant study that objectively answers this question. I guarantee that answer will be the one I select as the best.

Home listed on MLS,4 months,1600SqFt,ONLY 1381SqFt.short 219 SqFt.Plus all Documents Seller’s & Realtor Falsified,Mortgage Co!!Documents,Selling & Listed home on “WWW”.Mis-lead,not told truth of condition of home,lied about size of home footage.Until asked about. Then made excuses & now are stuck with a smaller home then advertised on MLS for 4 months/WWW.A smaller home and lots of mis-repesentaion of condition all conceled at time of sale. plus over qualifed by Mortgage Co.& withheld Documents,Credit Report & Appraisal, till forsed to respond & send & falsified document when we were Over-qualifed. once we closed escrow were treated as Strangers & not given any info requested or needed.We have”Recourse against anyone dealing with home purchase”Time limit/file in court?” Electrical&Plumbing Problems finding daily.Told”Fire & Safety Hazard”within first month by Lawyer!No one come Forward,Correct?We seem Quilty ONES! Will seller be held responsible for carbon monoxide leaking (water heater tagged by utility company) not discl

Water heater tagged prior to sale of home, Seller denies knowledge of heater being red tagged by utility company for improper venting. Carbon mon. caused illness and significant expense to correct. We have the red tag which outlines the heater was turned off and not to be restarted without correcting the problem first. It was found by contractors installing new heater and ventalation system. Do we have a case in court?
