I am in the midst of a divorce and I’m trying to be civilized about the situation. Both of our names are on the mortgages, me as the primary and him as the secondary. I haved asked him to refinance the house, to which he says he can’t do and can’t afford. I then asked him to sell the house, but he refuses to do this. He says that he won’t sign the papers. If I’m the primary person on the mortgage, do I have any say in selling the house? Can I do anything without his signature?
We have owned our home for 6 years and have put in over $150K into the house in improvements. There is a brand new 2nd story addition, new windows, new siding, new roof, new deck, new driveway, and a new kitchen. We have done all the things realtors tell you to do in order to sell and nothing has worked. Not even baking bread before potential buyers come over. We live in the suburbs of Chicago, in a good neighborhood, very close to a good grade school and on a very quiet street.
We have also lowered our price to a basically “break even” point. So its not like were trying to make a bunch of money.
So why won’t this house sell?

we have our house for sale with two estate agent in our area but in a year we have only had two viewings even after reducing the price as advised ,but stil no response ,we are looking to move to a larger property with some land but i don,t know what else to do to sell this house they seem to have advertised the house plenty on the internet but still no viewing . any ideas??
house is a five bedroomed detached dormer bungalow with 1/3 acre garden 32ft heated swimming pool not over looked front or back and i/ve dropped it from £495.000 to £450.00 which is below a lot of other houses this size in our area we had it decorated inside and out before putting it on market so it,s not in need of decorating apart from personal choice .don’t really know whats wrong with it.
