I moved from my primary residence becuase of job relocation 4 years ago and have rented that home ever since and am selling it now – since I moved for the job, do I still qualify for the reduced exclusion even though I moved 4 years ago?

Will I pay capital gains on my land sale?
I live in Virginia but own land in Arizona that I would like to sell. I plan to use the sale of the land to pay off the existing mortgage on my primary residence in Virginia. Will I still pay capital gains? I have owned the land for three years and it has appreciated quite a bit. Thanks.

1031 exchange?
I exchanged some land (at the time of sale) for a condo (no intermediary needed). The condo, although a 2 br residence will be used for my S corp. business (I’ve registered it as the new corp. headquarters). Can this qualify as a 1031 exchange? 3 1031 experts, the IRS 1031 expert, real estate agents (2) say so. My CPA says not. What do you think?

Who would sell Edwards Aquifer water permits for Uvade county, Texas, for use in residence land?
I am purchaing property in Uvalde county, and will need to drill a water well. TO drill and Edwards well I will need to purchase one acre-ft of water rights. I have been unable to find persons or companies that would have these rights for sale.
