Can a new home loan include the cost of initial repair?

I’m looking to buy my first house, and I want to seem reasonably intelligent before I sit down with a mortgage broker. If I am interested in purchasing a home in need of a few, minor repairs, can the cost of repairs be included in the home loan? Or, say: for aesthtic purposes, the lawn needs to be sodded…let’s say…to prevent erosion, etcetera. Can that be included in the loan? Or, do both of those instances fall under the category of home equity loans? Ahhh – here’s an additional question: Just for curiosity’s sake, how long must you own a home before you qualify for a home equity loan?

What’s the best home improvement, home repair, home maintenance book for an averagely skilled person?

What book would you recommend for a layman, not a professional? Something that covers common repairs, maintenance, improvements – as a step by step guide. I’ve gone to the bookstore and seen many of these, but I’m looking for real experiences from people who have read and used these as to which is the best one.

Chimney repair?

The Home Improvement company (VP of credit union second job) has workmen’s comp and insurance, no contractor’s license and not sure if she needs to be bonded (in her opinion). Should her company have a contractor’s license and be bonded to do the work. Only has vendor’s license for 2 years. Where can I found out info. We live in Dayton, Ohio. Really need work done and don’t want to get burned. She does use contracted workers to do the job. Thanks,
we need to have the chimney repaired. So that we don’t get sued or have shoddy work done, should the company be bonded and have a contractor’s license to do the work. They have insurance and workmen’s comp.

Should I use a General Contractor or Specialist?

I have an older home that needs several things done: new roof, porch repair, plumbing and electrical upgrades, and remodeling of the kitchen and bathroom. What are the advantages of using a general contractor to do the work, as opposed to hiring companies that specialize in one kind of home improvement?
