Quarterly Tax Question?
I received $15,000 from a sale of land in July. I had planned to make a one time payment with a 3rd quarter voucher. I missed the deadline in September for the 3rd quarterly tax payment. Is it better to pay now (late) or when the 4th payment is due (at the end of the year)? Also, I did not make a 1st or 2nd quarter payment because I didn’t know I would be selling the land. Thanks for your help!

Can my father give me 25,000 for bills and down payment on a home free and clear? Or are there tax penalties?
My dad is going to help me pay off my car and give me down payment money for new house totaling $25,000. I will repay half this amount a little at a time. He was going to give me a cashiers check and let me spend it but I’m afraid there will be tax implications. I live in New Mexico. I thought that maybe he could just write the check for the car and give me a smaller amount in cash or smaller gifts separately. What are the rules? Also I will eventually inherit money for the sale of his land that is getting paid monthly through escrow. Is there a way to avoid losing inheritance this way? He currently lives off this money. Thanks for the advice.

are there any loan sites for home loans that will give you a loan if your credit score is UNDER 500?
my husband, myself, our 3 kids, and one on the way are all living with his parents in a 2 br house currently. we have found a home that is only for sale for $8000, and we also want to have at least 9,000 more loaned out so we can consolidate our car payment into only the one payment per month- one problem. i am a SAHM so my credit doesnt count, and his is only 484 so we havnt been able to find a lender to accept us. we have tried all the major lenders, and still no luck as to anyone who will accept less than 500 as the score…. does anyone know of one?

Land Contract question (Michigan).?
We have a seller that is willing to take zero down on a 30 year land contract. The property is 30 acres (2 15 acre parcel’s), 1 parcel has a mobile home and a pole barn and the other parcel has no buildings. The total sales price is $164,800.00 and the monthly payment would be $1450.00 a month which included property taxes ($1800.00 a year), home owners insurance ($700.00 a year) and interest of 8.5%. If we can convince the seller to take lets say $800.00 a month with a 30 year balloon, what would the balloon payment be? I have looked for an amortization calculator that allows calculations for a 30 year balloon but can’t find one anywhere online. Any help would be appreciated so we can make our dreams come true. We love camping and dream of owning and operating our own campground one day and we are perfectly content with building one from scratch.
