Who do I talk to to find out if a piece of land is suitable to build a house on?

I am looking a 4 1/2 acres for sale but am a little concerned about the softness of the land. The seller just built his house on a parcel right next to it and looks like the same kind of ground as this. He bought three parcels all together to build on one amd sell the other two. I just want all of my ducks in a row Thanks.
About the only things I know is that it is zoned for residential construction and that septic test holes have been approved and that there is power cable and phone at the edge of the property.

This is for a tax expert – I THOUGHT I was, but this is a difficult one! ?

Mom buys a home in the 1950′s. She deeds the property to daughter and son in 1994 and retains a LIFE ESTATE, living in the house until her death in 2006. Upon her death, the kids subdivide the land to create two parcels – one with the house and one just as vacant land. Both are sold in 2007 in a single closing. I’m doing daughter’s personal returns for 2007. I do NOT represent the estate.

My questions:

1. Do I treat it as 2 separate sales for gain/loss treatment?

2. For what year do I calculate the basis for gain purposes?
Do I go back to 1950-something, is it in 1994, or does it step up to 2006?

3. As the properties were sold in 2007 and I believe it was less than a year after her death, is it short term or long term?

Any help at all would be greatly appreciated!

I want to buy land for Ag. purposes in LA County, where would I find listings of land-4-sale? Ag regulations?

I’m looking to buy 10 acres (or more) of raw land in Southern California, near Los Angeles to keep livestock. I’m wondering how one finds already land zoned agriculture for sale? The area around my house is largely zoned for livestock already but the parcels are about an acre or so and being developed for housing with a horse. I’m looking to put a herd of goats on the property, but since they are goats, the land can be brushy and less than most would consider desirable. Commercial real estate sites don’t seem to handle – land only – listings or ag listings so I’m wondering who does? Any info appreciated.
