Is the deed of sale i have still valid even if the vendor is dead?I have not notarized the document yet.?

I have bought a parcel of land from our neighbor with which the tax decalaration is in her maiden name. She was separated but with no legal papers. She do not have any communication with her husband. We’ve made an absolute deed of sale but unfortunately she died. I have not yet notarized the document. Is it still valid if i will have it notarized now? I need this for the application of land title. Do i need to have an extra judicial settlement since she have 5 children left behind but who are all above 20 yrs. of age.What would be the best thing to do then? Land issues?

A parcel of land adjacent to my property is 300 acres. It is owned jointly by six people, one of which is a neighbor. This piece of land is beautiful, rolling, covered with oak woods, wetlands, and the headwaters of a nearby creek. The problem is that it is for sale, and I just know land developers want to swoop down and destroy it. I grew up exploring and horseback riding through it, and am somewhat attached to it. It would kill me if a developer bought that land and turned it into another chunk of beige cookie-cutter houses that seem to be popping up everywhere nowadays. Our county has a conservation district that purchases pieces of land like that for habitat restoration, but they probably wouldn’t be able to compete with the price that developers could offer the owners of the property. All they are interested in is making money, and that makes many people in this area angry. Can anything that can be done to prevent a developer from purchasing that land and destroying it?

can someone tech me how to solve this problem for an accounting class?

If a parcel of land that was originally purchased for $8,500 is offerred for sale at $150,000. is assessed for tax purpose at $95,000, is recognized by its purchasers as easily being worth $140,000, and is purchased for $137,000, the land should be recorded in the purchaser’s book at?

who is the rightful owner of a parcel of land?

Engr. Reino S. Gutierrez owns a parcel of land where he has tenants. The land was mortgage at the bank and unfortunately the was acquired by the bank. What tenants did was to pay the all dues to pullout the land so that they can get there share. One of the tenant sell the land to me. The tenants let Engr. Gutierrez do the subdivision of the land and the transfer of titles to the buyer of the subdivided land. It is more than a year now that we have given Engr. Gutierrez the money for the transfer of title but he did not to the same. He has all the original title and deed of Sale.

buying on land contract…?

I got a call yesterday from someone who we called about property they had for sale (by owner) and she said they would consider a land contract. So it’s a really nice 10 acre parcel and we would love to be able to build a home on it in the future (say 2 years from now). To us this seems like it would be perfect cause we’re not ready to build just yet and we could take that time to save up for a mortgage and then roll what’s left to pay on the land into it.
We have been approved for a mortgage, but I think it would be better if we waited a couple years until we are better established credit wise. We can’t find anything we really like in our price range anyways so at least we know, when were ready, we can get what we want and it’s on land we love.
Is this a good idea?
Also, all those monthly payments, do they provide any credit benifits, say proof of rent or something like that? We are paying rent right now, but some more proof we can make another payment a month can’t hurt, right?
