Is it best to bid on property at public tax auction or approach before and make an offer?

I have never been to any type of auction, so I am a little intimidated. I know that large companies and others who are seasoned in real estate attend these things. But, my q is, should I try to buy the guy out of his house before the auction date, will this be better odds at getting the property. And how do I go about that? My area in Ohio has a high foreclosure rate, but I also look up local tax auctions. My goal is first to find one house and renovate myself, then try two more after my first sale. Someone in real estate or who does this for a living please offer some tips! I know a little about how to check out home sale prices, liens and such. But where do I go from there?

Sell adjacent land parcels together or individually?

My brother and I inherited a house on 1 acre of property in Ohio. My uncle has just listed for sale the adjacent 25 acres. Should we bundle our property to his or try to sell independently? My uncle can be stubborn and may prove to be an obstacle to selling, as he awaits a “worthwhile” offer. However, if we sell on our own, we may lose out on a developer’s offer. And at what point in the process can we legally set how proceeds will be divided between me and my brother, and/ or my uncle?

Can a different Realtor sue us for commission?

We had our house up for sale and were getting ready to take it off the market because we had changed our minds and decided to keep it. Just before we did, our realtor called us and said that another realtor showed the house and is bringing an offer to the table that is the asking price. Our realtor knew that we were going to be taking it off the market. And she now states that we can take it off, but the other realtor said he will be pursuing us to get his commission. Call me crazy and mybe I just dont know how things work, but we dont have a contract with him, we have one with our realtor, so can he really sue us for his commission?
I know people can sue anyone for anything, but since the other realtor did bring a full price offer to the table, would he really get away with asking us for the commission

Home loan question?

My Grandmother wants to give my husband and I her home. We are more than willing to take her up on this offer but are a little confused on how to go about getting a loan to cover the repairs to the home. Would that classify as a Mortgage? Home Equity? And if so could we get the VA loan since we are eligible for that?

realestate in the mountains?

Im looking for some land between 10 and 50 acres located somewhere that all 4 seasons come and go. Anyone know of any good sites that offer land for sale in the mountains?
