Who do I contact to inspect my home?

I rent my home, it is a side-by-side duplex. When I moved in a year ago, my landlord claimed she’d fix a number of things, including one big thing that is illegal to not fix (putting railings on our basement steps). She has not done anything about any of the improvements promised. My cousin (a lawyer) came over to visit one day and found several other things she needs to fix. We’ve had a fine relationship with the landlord in the last year and we don’t want to rock the boat, but we think it’s wrong for her to have forgotten for a year to fix these things. A few months ago, she called us to say that someone came to inspect the outside of the house (an insurance person? a city person? i don’t know) and that they ordered her to put a safety railing on the outside steps and that if someone was looming around measuring, etc, not to freak out. We’ve seen nothing happen from this either.
I want someone to come inspect the home and tell her what she is ordered to fix. Who would I contact?

grandpa died. 2 heirs willing to split house and land worth <$200,000. is PROBATE necessary?

no will available. no grandma. grandpa was alone. house in Arkansas. We are in California. selling house in AR, have buyers, buyers got loan approved, then a lawyer or the underwriter of loan says it needs to go to probate. All debts were paid or cleared by us 2 years ago. Lawyer tells buyer not to pay us the rent anymore (going on 5 months now) and we need that rent to pay the mortgage the house in AR has. Then they say we need a rep for us in AR because we live in CA. Papers to ok sale by a judge get signed. Now we are still waiting for the rep to get bonded so he can act in our place to sell house in AR. Why couldn’t we just sell the house to the people. All debts paid. and the current mortgage gets paid off when the house closes. House was in grandpa’s name. But we have been paying the mortgage for 2 1/2 yrs now. Just don’t understand why there is such a long delay and probate fees to pay. We will barely break even with the repairs we already paid for on the house in AR.

Anyone know about Property Laws in Texas? Recommend any good Lawyers in Texas?

My parents bought their home over 15 years ago. It used to be part of a 5 acre track of land. When my parents bought their land they bought 1.3 acres of the 5 acre track. Recently their neighbor of around 10-11 years decided to sell after the death of her husband. When she put the property up for sale she had the land surveyed. The survey showed that the fence that has been up since before I was born (I will be 19 in June) has been moved. The neighbors want to put up a fence where their “real” property line is. The fence would then have to go through our house!!! We have talked to a lawyer about this and he says that since the original land surveyer was wrong it is the neighbors property and they are entitled to it. There is obviously a mistake here. Why would my parents have bought a house that is halfway on someone elses property? Since my parents have taken care of this property for the past 15 years and have paid taxes on it could it legaly be ours now? Any Texas Lawyers?

When the property was first surveyed after being split up the survey was wrong. The surveyer apparently was known for being awful at what he did for a living. The surveyer is now dead so we can’t get him to admit what he put down on paper is wrong. All of the surveys are wrong, but the fence has always been there. We have the right amount of property but when the first surveyer drew up the survey he showed the fence in the wrong place and there is no way we can physically prove it, except that the fence was there before the neighbors house was even built, and our house was there long before we moved in.

CAN A PERSON BE CHARGE FOR A FALSE SIGNATURE ON A MORTAGAGE WHEN SIGNING AS WIFE-WHEN ITS NOT SO IN TX?

When applying for a mortgage at a young age as a soldier my girl wwas tranferred to my installation so we plan to move in together when the financing came around my real estate agent asked the question were we married and we stated no and the agent ask will you get married some day and we said probably so. So the agent advised us to sign as a couple which I now know was bad advise. Because the relation didn’t work after 18 months. and now my ex girl is sueing for half interest in the house after 25 years of no payment on the mortgage or upkeep of the property–I plan to represent myself in court due to the lack of fund to hire a lawyer. I do not see her as co-owner. She left the house in 79 and expressed no interest in the house an d took all household goods. I beleive she’ve been compensated for the limit $ invested at closing. She is filing co owner. Any advise.

LATER,THIS PERSON,HAS MADE IT HARD, HE’D HOLD THE PAYMENTS FOE 3-4 MOS.NOT POSTING THEM,AND OUR BANK WOULD RE-IISUE THEM,NOW, WE’RE INFORMED TO VACATE THE HOME!IT’S IN FORCLOSURE, NO ;LEGAL NOTICES SERVED.JUST A PIECE PAPER GLIUED TO THE DOOR FROM ANOTHER REAL ESTATE HERE,WHEN I PHONED THIS NEW REALTY,THAT’S WHEN WE FOUND OUT ABOUT A FORCLOSURE!BECAUSE THE MORTGAGE CO.IN FLA. WERE NOT POSTING OUR PAYMENTS,WE CAN ONLY ASSUME THIS GREAT MISTAKE!OUR MOTHER HAS LIVED IN THIS HOME FOR 32 YEARS,AND THIS IS AN OUTCRY, OTHER THAN OBTAING A LAWYER(WHICH WE HAVE)AT THIS WRITTING WE HAVE’NT MET WITH HIM,OUR APPT.IS TWO DAYS AWAY.I NEED TO KNOW WHERE CAN I PUT A COMPLAINT AGAINST THIS CO?
