when should a entry and detainer be given for rental property?

i missed my court date for back rent not paid which was on a friday and the following tuesday my land lord came in my apartment and gave me a entry and detainer that was dated for that friday should i have been givin that notice friday because it said i had 48 hrs to vacate
if the datainer was dated for that friday why didn’t i get it that friday instead of that tuesday

what should i do?

ok..its mr B again, my wife and i started renting from our landlord about ten years ago, only five years ago i told him we would like to start buying a house while we are still young. about three weeks later he called me saying he had this house for sale. he told us to go by @ check it out and if we like it we could move in and start buying the house from him. the house needs a little work, so we agreed to move in, the land lord told us we where buying the house so any work on the house we will have to do, but he has never came up with a contract and its been five years now. i told him there where add on’s we would like to do but we can’t not until we get a contract. over the past five years i have asked him over and over for a contract but he always come up with a excuse like i been busy or we are working on it…..please help.

How do I ask my land lord if she will sell me the home I am renting.?

When I first started to rent, she didnt want to rent, but wanted to sell and get the house out of the way and have the money. Now, that she sees I am a good renter, she isnt sure if she wants to sell, I want to try for a loan in August. How do I ask her to sell and get a good price on the home. It is a bit run down and I have some good ideas for improvement but dont want to put money into it if I cant buy it. She doesnt want to put any money into it either.

My landlord sold the house we are living in since May 1999 and has giving us 30 days to vacate the house?

THE LANDLORD POSTED A FOR SALE SING A FEW MONTHS AGO, WITHOUT LETTING US KNOW THAT HE WAS GOING TO SELL THE HOUSE THEN IN A FEW DAYS PEOPLE STARTED TO SHOW UP, AT FIRST THE LAND LORD GOT MAD BECAUSE WE DIDN’T WANTED TO LET HIM IN TO SHOW THE HOUSE AROUND,HE SAID IT WAS HIS PROPERTY AND THAT HE COULD GET IN THE HOUSE WHEN EVER HE PLEASED. I GUESS THAT THE REALSTATE AGENT TOLD HIM THAT HE COULDN’T DO THAT SO HE STARTED TO LEAVE NOTES ON THE DOOR SAYING THAT HE WAS GOING TO SHOW THE PROPERTY ONE DAY BEFORE, SO I GUESS THAT WAS OK. RIGHT? SO TODAY AUGUST 14 2006 HE TELLS US HE HAS SOLD THE HOUSE AND THAT THE NEW OWNER WANTED THE HOUSE DISOCUPPIED BY SEPTEMBER 14 2006. SO IS THIS RIGHT? I KNOW WE PAID FIRST AND LAST MONTH AHEAD. IS THIS ALL WE GET 30 DAYS AFTER 6 YEARS. WILL IT MAKE ANY DIFFERENCE WETHER IT IS A LEASE OR A RENT AGREEMENT. PLEASE HELP…

can a landlord put property you are renting up for sale without telling you about it in VA.?

I have a lease well it ran out last month and now its month to month but, the land lord has got hte property with a realtor and has not told me about it. he wants me to sign a new lease and i refused to so now he wants to come in the house when ever he wants and drive up and down the yard at all hours of the night “because I own it” is his exact words. Doesn’t want any of my childs toys out side ex. pool or table and chairs.
