I am looking a 4 1/2 acres for sale but am a little concerned about the softness of the land. The seller just built his house on a parcel right next to it and looks like the same kind of ground as this. He bought three parcels all together to build on one amd sell the other two. I just want all of my ducks in a row Thanks.
About the only things I know is that it is zoned for residential construction and that septic test holes have been approved and that there is power cable and phone at the edge of the property.
40 to 100 ac. woods or farm ground
and pays taxes on the land, without recent sales of comparables what effect would this have on value- I dont think the average buyer is sophisticated enough for there to be a difference in value- what would you do in the report~ would you – or how would you address a long term ground lease appraising a condominium?
This is a Condominium meaning “ofcourse” they own the airspace you know a vertical subdivision, the structure has collateral value, the land lease is just a plus to a condominium.

The owner of a property below our house on a valley side is to erect a fence on ground llevel with our house. This fence will be 5 – 6 ft high and borders a footpath belonging to us and our neighbours. The fence will be approximately 8 metres from our back door. The land it is to be erected on has been unused and is growing rough for the past 9 yrs plus. The fence will significantly reduce our view of the valley and detract from any future sale of the property.
Have we any rights to have the height of the fence reduced?
Or any other rights regarding this erection?
