I would like to know if anyone has bought a HUD foreclosure home? What is involved in the process and is it hard getting banks to finance the purchase? Also, has anyone ever bought a foreclosure from the court house(sheriffs sale)? How would I get financing for that when you have to bid on the property? Im new at all this and my first purchase will be for myself to live in. Any info is greatly appreciated.

i had been trying to work it out with the mortage company but that failed due to time constrants. any suggestions would be helpful. I don’t want more mortage compamies calling me alot of different compamies called me and attoneys. the bad thing is that i listened to one of them and that made the situation worse and the mortage holder didn’t work with me then. i don’t know if it sold or who bought yet but i really wanted to save my house. It’s not much, but i at least had a place to call home for the first time and my child finally had a home. This was the first year in the last seven she has been well and not in the hoospital. she is finally secure and happy. i don’t know how i will tell her i screwed up again.

Are there any websites I can post my home for sale? I don’t want to go to a realtor. And I have no interest in making payments on a $60,000 loan with 17.5% interest rate. Can I let it go into foreclosure? I owe more then it’s worth and i don’t have any type of updates done to it. So it doesn’t really stand out from the rest of the homes for sale in the park. If I let it go into foreclosure, and it only sells for less then I owe, will I be sued for the rest? What if I don’t have any money to pay for the rest owed on the home? Or what if I don’t pay my lot rent, and get evicted. Will I still be responsible for my mortgage payment on the home and the lot rent even though I got kicked out? I have never been 30 days late on my mortgage, but can not do anything with this high interest rate because my husband and I have bad credit. Any suggestions would help. Thanks
I am trying to sell my old house and have reduced the price as much as I can. I cannot continue making 2 house payments much longer. If I simply allow the house to go into foreclosure and the proceeds from the foreclosure sale are less that what is owed, am I liable for the difference? The hit I would take on my credit score is not a major concern at this point.

I have never been to any type of auction, so I am a little intimidated. I know that large companies and others who are seasoned in real estate attend these things. But, my q is, should I try to buy the guy out of his house before the auction date, will this be better odds at getting the property. And how do I go about that? My area in Ohio has a high foreclosure rate, but I also look up local tax auctions. My goal is first to find one house and renovate myself, then try two more after my first sale. Someone in real estate or who does this for a living please offer some tips! I know a little about how to check out home sale prices, liens and such. But where do I go from there?
