How do I calculate Federal taxes on the sale of raw land owned for 2 years.?
I purchased a raw land in Sep. 2005 only for the purpose of appreciation at $300K. And sold this land Sep. 2007 at the $310K. I have been deducted the property tax every year. I spent about $32K for the mortgage interest, and $4K for the mainenance. ( No improvement ) The maintenance was for HOA fee, irrigation fee, and Mowing & Spray. In this invetment, I got the appreication around $10K, and spent the $36K. My qustion is how to calculate basis and selling price in this situation.

what are your thoughts on a cyber-coffee shop with $6. a month membership fee?
I am in the process of opening a ‘cyber-coffee shop’ and need an informal survey on the idea of a coffee shop with internet stations, wi-fi access, for a membership fee of $6 a month. There will be many different kinds of coffee, cappucino, espresso, herbal teas, and pastries. There will also be an in house selection of books and local news papers available. A selection of home made candles, professional silk floral arrangements, and novelty gifts for sale as well.
What are you thoughts? Would you frequent a real live “Central Perk” type place in your area?
Membership includes internet access via wi-fi or internet station. Coffee prices will vary from $1.50 for plain columbian to $3.00 for specialty blends. (that’s an 10 oz cup)
CORRECTION- the $6 monthly fee is for internet station access. (our PC’s on broadband)
it is not a ‘membership’ to the coffee shop, it is for LIMITED access time per day.

I would like to contract myself as a independent “closer” . Does anyone know if this exists already?
I have that knack of being a very proficient closer in high level (C) sales. Unfortunately I left corporate america after a very large commision was that I was due was not paid up . i believe that my skills could be utilized as an independant contractor . Strait commision, one time fee. Does anyone know if this type of position is currently being utilized and if so what is the title for marketing purposes? I believe that not everyone can land the big fish like I can and this is my talent, please advise

A comparable property was fully leased at the time of sale, the leases were long-term (10 years remaining) net leases, and the credit ratings of the tenants were good.
Market rent for office space is $25/sf.
Contract rent for the comparable property was $24/sf.
The Comp property has 100,000 square feet
Market overall capitalization rate is 10%.
The market vacancy rate is 5%
A reasonable management expense is 4% of effective gross income
Market Evidence supports a discount rate of 15%
If the comparable property loses $91,200 for 10 years, what is the discounted present value of this loss?
