Homeowners’ Association Membership Fee?

I am the Secretary of an HOA . Our By-Laws provide that the assoc. take care of exterior maint., insurance, and general upkeep. Each member owns his own home, but we spend assoc. funds on the fences, roofs, parking space painting and a global insurance policy. When a member sells, the buyer is able to take advantage of previous improvements. It was brought up in the last meeting that the assoc. implement a $750.00 one-time membership fee from the newbuyer 2 help offset the assoc. expense on improvements that the buyer is immediately benefiting from. I know how many votes I need to ammend–that process in not in question. I want to know how to phrase the amendment or resolution that is going to provide for this membership fee. I am not going to hold an official meeting, but I am going to solicite each members signature on a written instrument with a “yea” or “nay” next to their name. Help me with some suggested language. Our budget is tight, so there is no legal fund for advice.

I have a 30 yr mortgage at 5.9%. Should I refinance to a 10 yr mortgage at 5.1%? There’s a 2000 dollar fee involved. I’ll have to be very careful about my spending and live like a bum to achieve the 10yr, but its doable. any suggestions?

What does a tax decrease really look like .I would like someone to point it out for me .?

STATES have raised income sales and property taxes to pay for all the things the fed use to pay but they cut taxes so they could get credit for being the good guys and forced local taxes and fee’s to rise

WHERE is this tax cut i keep hearing about and why has inflation continued to outgain income again .AS a single adult male i paythe highest taxes in the land and use none of the services to the extent families do .I do not own an suv that wieghts tons and reduces the expectancy of road wear.I consum no public services except police and fire and i pay a premium on my insurance for being single .SO does george bush cut my taxes or not .I pay more property tax i pay more state income tax and i pay higher fee’s then before .SO where do i gain one single thing .I would like someone to show me my tax cut .

What is a fair rate to pay a realtor or real estate broker for the sale of a property in cape coral florida.?

I know that if 2 realtor’s or broker are involved that the commisson is split between them. Half going to the seller agent and the other half giong to the buyer agent. Know i have been told that a person should never have to pay more than 10,000 total in broker fees. which then would be split between the two agents. This does not include other fees like title company ect. I’m just interested in the broker fee part. They usally charge a percent of the sale 6% to 8% –but I would like it to be know more than 10,000 max. So sombody that has delt with this tell me what you think. Home buyer–Home seller- from florida or even Realtor that works in Florida. By the way property is in Cape Coral Florida it is land only and is a triple lot. Should sell between 100,000 to 180,000–so if the fee for a broker say was 8% for the sale the broker fee would be 8,000 to 14,400 which of course the higher number is what some realtors are telling me is to high of a fee to pay anybody. Please help.
