What is the procedure of buying auctioned homes after seeing an ad in paper, check liens, Titles, mortgage?

How do you check for liens and taxes, what other items should be checked? The ad says “beneficiary may elect to bid less than the total amount due”, what do they mean, and who is the beneficiary? If people are still living @ the property, how does the buyer inspects, or takes possession of the property since the ad claimes ” the sale in an ‘as is’ condition, without covenant or warranty, regarding title, possession or encumbrances to satisfy the “indebtness secured by said Deed of Trust, advances thereunder, with interest as provided, and the unpaid principal of the Note secured by said Deed of Trust with interest thereon as provided in said Note, pluse fees, charges and expenses of the Trustee and of the Trusts created by said Deed of Trust”? Looks like there are so many legal language that I like to know exactly what is involved? Also Is it O.K. to approach owners, and what should be offered? A property is auctioned for smal amount of backed association dues, what happens to Mortgag?
Any of you pros out there, anyone with experiece, anyone who actually gone through this procedure, and got properties in auction, through ads in the local newspaper? Also somebody was advising of going out there and purchase 2nd loans and get 15-17% interest on it?

How to get a deed on a house?

My dad passed away last July and owned a house in Louisiana.He did not have a will,but in Louisiana it goes to the kids.Taxes are due in July of $1,500.00 and we cant pay it at this time.We dont want to loose the house and I was wondering if we got the deed,could we go get a loan for the taxes and pay it back once we sale the house?Also how do we get the will and deed with out going to Louisiana?I know nothing about any of this and need as much help as I can get.We still have a family living in the house that wont pick up the phone and have not paid rent since last June 2005.Somebody PLEASE HELP!!!!!!!!!!Also my sister and I live in Atl.Ga,so its hard to make a trip to Louisiana.

In Louisiana I sold some land and the Deed was switched and recorded at the Courthouse….How can I have this Deed set aside, for Fraud….

Deed in Lieu of Foreclosure in Michigan?

I will be signing a deed in lieu of foreclosure as soon as the mortgage company’s attorney sends it to me (they said it will be one to two weeks from now). How long, after signing, will I have until I have to be completely moved from my home and can I negotiate if they don’t give me enough time? I can’t plan to move before receiving this notice because it will be considered abandonment and for the time being its a “free” place to live so my attorney has advised me to stay, but he’s not sure of the amount of time I have before I must vacate. My realtor couldn’t get the home to sell through a short sale due to the slow market in Michigan and the fact that the lender wasn’t responding to offers on a timely basis. I need to know how much time I have from time of signing because I am in the middle of divorce and not receiving any financial support from my ex yet. Thanks!
