when should a entry and detainer be given for rental property?

i missed my court date for back rent not paid which was on a friday and the following tuesday my land lord came in my apartment and gave me a entry and detainer that was dated for that friday should i have been givin that notice friday because it said i had 48 hrs to vacate
if the datainer was dated for that friday why didn’t i get it that friday instead of that tuesday

forclosure-did everythiing the lender has asked for-what is the chance they will work with us?

The sale date is on june 8th. I have been working for the past 3 wks with my lender to work something out on a daily basis sometimes I’ve called 4-6 times a day. they said I have a surpluse of income but not enough for a repayment plan. I am very worried because the sale date is so close & I have provided them every piece of info they have asked for & have been truthful with them. they have yet to say yes or no. I have 3 kids & no extra money. I have tried to get the home refinanced even tried getting my vechile refinced( 2 months til it’s paid off). My migrains have hit an all time high & the stress is driving me crazy.After 3 wks of calling and calling the person who is suppose to be handling my case she finally talked to me.i have done everything they have asked. ihave showed them proof that we can afford the payments now and even extra documents they didn’t assk for(extra paycheck stubs). my question, how likely is it that they are going to work with us.it is so frustrating!

If you’ve recently sold an investment home, but don’t qualify for a 1031, can you ?

Can you start an LLC with the profits, buy new investment properties and defer the tax from the original sale until a later date? My client took possesion of the funds after the sale, and therefor, cannot take advantage of the 1031 option. Once funds are in the sellers hands, it’s too late.

He wants to buy more investment properties with the profit, and would like to put off paying tax as long as possible.
