Can a new home loan include the cost of initial repair?

I’m looking to buy my first house, and I want to seem reasonably intelligent before I sit down with a mortgage broker. If I am interested in purchasing a home in need of a few, minor repairs, can the cost of repairs be included in the home loan? Or, say: for aesthtic purposes, the lawn needs to be sodded…let’s say…to prevent erosion, etcetera. Can that be included in the loan? Or, do both of those instances fall under the category of home equity loans? Ahhh – here’s an additional question: Just for curiosity’s sake, how long must you own a home before you qualify for a home equity loan?

Do I move in or bail out?

So, I think I found an apartment, but now I’m not so sure. I found a really cute place, nice roommate, great neighborhood, really cheap rent. It’s just that the apartment is really, really small.And I have a LOT of stuff. And the cost of putting things in storage is prohibitive (essentially negating the point of the cheap rent). And I’m so stressed about cramming all of my stuff in there that I’m awake with a stomachache at 12:30 in the morning. I like my stuff. I’m a nester. I like my 340 CDs, books, 56 pairs of shoes, and big comfy sofa.

But I already told the roomie that I’d move in. Should I bail on him? Move in anyway and hope for the best? Cram boxes with friends all over town? Help!
Extra detail: I can’t loft my bed, the ceiling is too low.
I like my stuff – I find familiar clutter really comforting. So I wrote the guy a really nice email saying that while I would love to live with him, I just can’t live in that apartment. I like space and I like my junk. (Especially since I’m in the middle of getting divorced, I want my security blanket of useless crap.)

How does your family budget to live on one income?

I am trying to figure out ways to cut our family budget to allow me to stay home and raise our son. I believe we live well within our current means, but there is always room for improvement. The cost of daycare is ridiculous it makes me want to stay home more and more everyday. How does your family save money? We are currently paying off 3 credit cards and 4 student loans, what situation are you in and how do you manage? I am willing to work out of the home if neccessary, that is no problem, finding a job to do so is. Serious answers only please. Thank You!
We do not use our credit cards anymore, we are just paying off the balances. We did call and transferred them to 0% APR cards to eliminate interest.

what is the best mortgage leads company?

I am looking for a good company to buy leads from for a mortgage company that specializes in ‘hard to do’ loans such as bad credit, bankruptcy, etc. Would prefer to find out about great live leads companies as well as lower cost leads that have a high closing rate. With so many of the companies out there, it is hard to find a really good one with a good reputation.

is there help for a low imcome family with kids to find help with housing even if the father is employeed?

i live in columbia sc..and my fiance and i have five children..he is the bread winner of the family and i am the stay at home mom..it is more cost efficient for me to stay at home to avoid child care cost but no when you have someone that is there for you to take care of there children..the government does not want to help you…we are looking for affordable rentals or rent to own homes not an apartment..is there help anywhere for us?
