How to find more work as a LAND SURVEYING COMPANY?

I’m planning to restructure the land surveying company I work at; since the sales are not happening {as in projects}- and we need bigger contracts- more institutional based, more commercial projects.

•We don’t have referrals.
•Its mostly repeat clients because we’ve dealt with them in the past and because we might be the cheapest option that could give them ‘decent’ work.
•Most of the interested parties are just looking for an updated survey.
•Our performances or packages has no U.S.P-
•Basically for the previous 8 months we’re just pushing the carts.

How can we restructure our marketing to get a new brand image and business. We have 40 plus years of experience but suddenly its not working!

Contracts for transfers, other than sales of interests in land need not be writing to be enforceable under the statute of frauds.

Are there legal consequences for placing bogus contracts into escrow in order to fool the construction bank?

I know a builder who was in default on his construction loan on a small neighborhood project, (45 homes). The lender has give him every opportunity but he keeps screwing up the sales office and team. Now, under the gun, he got some old friends to put 3 of them under contract for 90 day escrows, hoping that by the time the 90 days are up, he will have 3 legitimate escrows and his friends can cancel their contracts, thereby fulfilling his requirement to get 3 in to escrow immediately. Is this not an attempt to defraud the bank? What are the changes that the bank knows these are bogus contracts and they want to keep their fat out of the fire with their investors? What is the ethical thing to do? There is nothing in it for me either way. I do, though, find him arrogent.

Can I get out of a building construction contract and an agreement to purchase vacant land?

My husband and I recently signed a new construction contract along with another contract to purchase vacant land in a housing development that the house is to be built on. We are in the process of applying for the new construction mortgage and we have not yet been approved. Since signing the contracts, we recently saw the first completed home in the development. We are not happy with the quality of the work by our builder and we don’t want to proceed with him. We would like to build the house with another builder in another development. The land is still vacant and construction of the house is to begin after we obtain our mortgage. In the contract for purchasing the vacant land, it’s stated that the sale is contingent upon the buyer obtaining financing. As I stated above, we have only applied for the mortagage and have not closed on it. I’d appreciate any input on this matter.
