I am a first time home buyer in new york state. what are the most important things I need to know? also is now a good time to buy? the home i am looking at is assessed for 35k (assessment is current with in the last 3 years) the asking price is 59.9k is this high? I should also mention this house is in excellent condition. there are a few very minor defects. also what can i specefically ask in for in the sale contract? there is some trash i would like removed before the closing. this is stuff left from prior tennants. there is also tennants in the house now. if they do any dammage before they move out can i have it stated in the contract that its the sellers responsibility to make any repairs from the disgruntled tennants? thanks in advance for any advice.
In a contract for the sale of land/property, when the purchasers cheque bounces, does it end the contract?
We sold our house property and the buyer promised to pay on three different dates. His first cheque got dishonoured. Is it a breach of contract? Can the contract be avoided on this ground of non-payment?
Does anyone know of a contract between owner and buyer that allows the owner to retain a portion of the land?
Upon the elderly lady’s death or incapacity then we would be able to then own her portion. We want to buy an elderly lady’s 300 acres and let her retain her home and surrounding land until her death or incapacity. She has no family and her husband passed last year. Are the tax implications better for her if we do the sale this way?
Doe realtors ever pay repair or other costs to close a deal?
My house is close to settlement. The appraisal came through 2K short of the buyer mortage but 3K above the actual sale price. It was planned that I would return 5K to the buyers. Now I STRONGLY believe it to be fair to only return 3K to the buyer since the house appraised for more than the actual sale price. The buyers demanded that I split the difference and provide 4K to them. Since I lose 1K from the orginal deal I agreed only to do repairs that were required by the town I live in, leaving out some repairs that were requested from the home inspector. All repairs are minor including some minor electrical, roof(actually a shingle), gutter, and AC repair. The total would most likely be below 1K.
If the buyers do not agree to me not making all the repairs is it ok to then presure my agent who stands to me 4% off the deal to take care of some repairs.
Or simply put do realtors ever provide money or repairs to close deals?
Sleek my realtor is receving 4%(great deal for him) and the buyers agent(Foxtons) 2%.

How do we start. First time home buyer. House is being sold by owner. We don’t know how to make offer? What does the seller give us as far as documents? Shouldn’t the owner remove house from market to begin negotiations? We have financing? What do we do?
