I am going to sell my home buy owner. I got a real apprasial from a professional when I re-financed10 months ago. It was for $265,000. I’ve checked the Internet and I see that the comparable homes they used in the apprasial are now valued between $293,000 and $300,000 (source zillow.com) . The 10 most recent sales in my neighborhood average $285,000. I would be happy getting $280,000, or $285,000 would be nice. I want to price it attractively so it sells in a decent amount of time (2-3 months). I thought I would list it for $289,990.00 Any advice?
My area is the Chicago suburbs, in a very well respected town. They have knocked a few homes down around my area (same street, 2 adjacent streets) and built big $600,000 – $900,000 homes. The last 10 sales of homes comparable to mine were average $285,000.
