30 years home building/improvement experience. 50 years old. State (IL) licensed roofer (limited)). Experience includes framing,roofing,siding,window/door,interior trim,cabinet/countertop installation. Have supervised as many as seven workers at a time. Want full time work with, established company with solid background. Not afraid of hands on work/working hard…prefer it. Do not need to be a boss. Have no problems taking orders or doing what I am told. Have been working,almost exclusively,for my brother-in-law as a sub-contractor,building homes,the last seven years.no longer my brother-in-law.This part of northwestern Illinois was primarily an industrial manufacturing area, most jobs are gone now. We have seen a steady down turn in new home starts. Brother-in-law was stationed at Ft. Polk LA.. Father-in-law winters in central FL.Have been to both areas several times. Wife is considering accepting early retirement offer. We are looking at our options. Serious responses only.Thank you

I just want to build a small to average size house and sell it. I have built, remodeled, added on to and renovated many homes for many years. Its a real passion but for other reasons I got involved in medical. I would like to again build a house to sell. Home warranties were always a buyers option. Im noticing in all the various cities permit requirements that the builder must provide a standard warranty (cost to builder is determined by the sale price of the house). Is this a federally madated rule and would it apply to me just building one house, or have the local beauracracies gotten too big for their own good? And what about building outside city limits(county)?

I mean that can the builders and promoters be brought in the net of reservation, of land for distribution/sale to them for construction purposes/projects so that a builder is allotted a land in the nearby rural areas of a district which the govt. wants to develop. Is this practically implementable, so that there won’t be concentration of development of infrastructure only in cities/urban areas? I mean to say that their should be a control on the land being purchased by the purchaser for various construction projects i.e. on allottment of various options to a specific builder on the basis of the existing projects completed and carried out by him. This will help in development of the areas which can be developed and where other infrastructure is also available.
I know a builder who was in default on his construction loan on a small neighborhood project, (45 homes). The lender has give him every opportunity but he keeps screwing up the sales office and team. Now, under the gun, he got some old friends to put 3 of them under contract for 90 day escrows, hoping that by the time the 90 days are up, he will have 3 legitimate escrows and his friends can cancel their contracts, thereby fulfilling his requirement to get 3 in to escrow immediately. Is this not an attempt to defraud the bank? What are the changes that the bank knows these are bogus contracts and they want to keep their fat out of the fire with their investors? What is the ethical thing to do? There is nothing in it for me either way. I do, though, find him arrogent.
