When are Real Estate Agents going to admit the market has turned and start pricing homes lower?

I’m moving from Northern CAL (previously hot market) to Phoenix (also a market that has peaked and turned downward.) There is so much inventory in my city that I priced my home 50K below recent sales. None of my friends’ homes had showings, and we had 13 in 2 weeks, and still sold 12K below asking price. Now I’m looking at AZ, and there are a TON of homes for sale, and I’m seeing a lot of “Price Reduced” signs. But still, a lot of homes are priced at the same levels from a year ago (which is too high.) If someone wants to sell, shouldn’t they be advised to list at a lower price? That’s what my CA agent told me, and I sold in 2 weeks.

Can a different Realtor sue us for commission?

We had our house up for sale and were getting ready to take it off the market because we had changed our minds and decided to keep it. Just before we did, our realtor called us and said that another realtor showed the house and is bringing an offer to the table that is the asking price. Our realtor knew that we were going to be taking it off the market. And she now states that we can take it off, but the other realtor said he will be pursuing us to get his commission. Call me crazy and mybe I just dont know how things work, but we dont have a contract with him, we have one with our realtor, so can he really sue us for his commission?
I know people can sue anyone for anything, but since the other realtor did bring a full price offer to the table, would he really get away with asking us for the commission

Are there any grants available for first time home buyers?

My apartment is about to go condo and the asking price is twice what my regular monthly rent is currently. I am seeking funds to purchase my beautiful loft apartment and am trying to acquire as much information as possible to be prepared when the negotiations begin. I’m looking for any grants or special low interest, zero down loans out there that will allow me to have more purchasing power than I currently possess.

Things to look for to lower an asking price on a home for sale.?

I live in new york and I am looking to purchase a home. I know that asking prices are not always firm, so I am looking for specific things that I can use to lower the asking price.
