How do you reinstate an “historic” township into a functioning township in the state of Arkansas?

Arkansas was established with 6 sq mile townships with limited authority. The area in which we live in Garland County, AR is an “historic” township that has never exercised it’s township rights. With a great deal of land for sale in the area, the entire neighborhood of small farms is concerned about housing developments moving into an otherwise quiet rural community.

We thought forming a township would enable us to pass zoning laws that would restrict lot size building requirements (e.g. 5 acre minimum).

Does anyone know where we should start our research or lobbying to exercise our township rights? Is this even possible in modern day?

Any advice would be greatly appreciated, or if you have personal experience stopping developers I would also love to hear about that.

Ferrets for sale in Arkansas?

I know this isnt the place to sell things but I am desperate…I have 2 ferrets to find a home for, they must go together. I would like at least $150.00 for both of them plus all of they’re supplies. I have 1 week to find them a new home. They are very loved and the only reason I am getting rid of them is because I am going to the road with my husband and am unable to take them with us. if you are interested please leave your email in the awnser.
And if you insist on making some smart ass remark that has nothing to do with this I will report you. Thanxs!

Where can I go to see what Land is for sale?

I live in Arkansas and I would love to buy some land for my son and I to live on- should I google it? Ask a real estate agent? Look thru the paper? Someone please help me..
Do agents charge you, or do they get their money from what you buy? In other words, even if you do not find what you need, do you still have to pay them?

grandpa died. 2 heirs willing to split house and land worth <$200,000. is PROBATE necessary?

no will available. no grandma. grandpa was alone. house in Arkansas. We are in California. selling house in AR, have buyers, buyers got loan approved, then a lawyer or the underwriter of loan says it needs to go to probate. All debts were paid or cleared by us 2 years ago. Lawyer tells buyer not to pay us the rent anymore (going on 5 months now) and we need that rent to pay the mortgage the house in AR has. Then they say we need a rep for us in AR because we live in CA. Papers to ok sale by a judge get signed. Now we are still waiting for the rep to get bonded so he can act in our place to sell house in AR. Why couldn’t we just sell the house to the people. All debts paid. and the current mortgage gets paid off when the house closes. House was in grandpa’s name. But we have been paying the mortgage for 2 1/2 yrs now. Just don’t understand why there is such a long delay and probate fees to pay. We will barely break even with the repairs we already paid for on the house in AR.
