Even if you found a small residential lot for $10,000, it would cost you a lot (like A LOT) more than that to build a house on it. Perhaps the best way would be to build a modular home on the lot.

As far as the land itself, the best way is to find a residential Broker to help you. As the buyer, you probably wont have to pay him or her a penny (the seller pays). The National Realtors Association web site can help:

And click on “Advanced Search” and select the towns in Maine and “Land”. If you see something you like, call the Agent and talk to them about it. Good Luck!!
